The Villa, which is part of the Villas at Sin Vacas, is situated in a larger gated community called Rancho Sin Vacas (Ranch Without Cows) with 24-hour attendants on the gate. This is the 'high desert' part of the vast Sonoran Desert that stretches from Northwestern Mexico to the Southwestern USA. Rancho Sin Vacas delights guests with its rich desert foliage and exotic desert animal population.
Since 1998, Susan and I have been renting this lovely villa to guests from Europe, South America and North America. Renting for a minimum of one month, we schedule the renters according to the calendar month, i.e., December 01-31 or December 01-March 31. The rent is affordable. We set it in 2000 and we have not changed it since. Susan and I use the rent income to cover costs of utilities, property taxes and maintenance. We have never drawn personal income from the rent. The condominium association to which we belong has a total of 72 villas situated around a central clubhouse and pool. The clubhouse offers our guests a place to relax and to get to meet others, an aerobic exercise room with tread mills and TV, and a weight room for building strength. The pool is heated and beside it is a hot tub to help reinvigorate weary muscles and joints.
The villa is 1000 square feet or about 110 square metres, fully furnished and has two bedrooms and 1 1/2 bathrooms. Each bed has a Queen-sized mattress. Rent includes electricity and central air conditioning, water and sewer, satellite TV, local phone, long distance phone to 48 US states and Puerto Rico, secured WIFI/Internet, clothes washer/dryer in the villa, fully equipped kitchen, 3 flat screen TVs, and DVD player. A propane Barbeque for your convenience is set out on the back, East-facing, patio along with four patio chairs and table. Also included is covered parking for one vehicle.
The living room has a matching couch and love seat to give guests a perfect place to converse or relax. The dining room is set for four around a solid wood table with a glass top. The master bedroom is furnished with black-out curtains so guests can sleep later into the morning and there is a comfortable stuffed swivel-rocker chair for quiet reading. The second bedroom is set up with a good quality Broyhill sofa bed to provide more flexibility during the day when guests can enjoy the amenities of a reading room with an Eastern view of the back patio with mesquite trees, palo verde trees, and a huge mature saguaro cactus framing a view of the Santa Catalina Mountains.
Most guests return to the villa year after year for their chosen months and look forward to meeting old friends who also return to Tucson. The friendly community of the Villas at Sin Vacas is a bonus for guests who come each year.
